UNDERLAYMENT - One of the main key components of a properly installed metal roofing system is the protective layer of underlayment. The minimum underlayment to pass city inspections vary depending on the scope of work, but usually one layer of 30 lb underlayment is required. Most common options are 30-40 lb underlayments. In recent years, with the help of technology, a new underlayment has hit the market called synthetic underlayment. Synthetic underlayment has a tough and durable construction with an extremely high tear strength compared to felt. Also they are much lighter and can help the installation process be much faster. Simply put, synthetic underlayments are tougher, lighter, and safer and repel water much better than traditional felts.
SECONDARY PEEL & STICK UNDERLAYMENT - Peel and stick underlayment is stuck to the plywood with a strong adhesive on every square inch of the surface. It can be then used as the primary underlayment for the roof or a secondary membrane in areas that are more prone to leakage. Using a standard synthetic underlayment on the roof along with a peel and stick underlayment in areas such as eaves, valleys, chimneys, and low slope areas is the best solution for a complete roofing system.
METAL FLASHINGS - The metal flashing installed on a roof play a key role in making sure the roofing system is waterproofed correctly. Flashing helps direct the flow of water around openings. Since water can seep into your home's walls, deteriorating building materials, causing structural damage, and creating moisture and mold problems, it is very important to properly install flashing when constructing a new house or altering the exterior of a house. Making sure that all areas such as pipes, valleys, chimneys, skylights, roof to wall, rake, and eaves are all flashed is a crucial detail in a complete roofing system
VENTILATION - It’s pretty simple: ventilation is the flow of air through a system of intake and exhaust; for example, a window and a door in a room. When installing a new roofing system or doing a re-roof, the correct ventilation installation will allow the roofing system and attic to simple breathe. Hot and cold air that are trapped under the roofing system and in the attic can damage the roofing and cause moisture issues. Ventilation will also keep the home stay cooler in summer months and save on energy costs. Common roofing ventilations are dormers, soffit vents, solar vents, turbine vents and ridge vents. Ventilation products are a key in a roofing system, especially if used correctly with an intake and exhaust per the correct volume of the attic.
